Holly Drive – Westminster
Sue resided in the longtime family home for years, until she passed away. Surviving on a very limited budget she never had extra cash for maintaining or improving the property. The years caught up on it and it looked very neglected. From the outside exterior siding to the inside. Melissa and her sister, Mary organized an estate sale to sell all of the personal property items. The emotional trauma of selling Mom’s stuff was difficult and unfortunately items didn’t get priced to sell. After a 2-day sale there was still allot of stuff in the house. The girls were ready to sell the house because they were getting exhausted with the incredible time spent on Mom’s home. Jim, their neighbor right next door said he would help and take it off their hands for $199,000. He’d have to get a loan, but he knew he’d qualify. The girls were excited and felt lucky to be getting $199,000 due to its condition.
Then I met Melissa and Mary and saw the house. I introduced them to an investor who purchased the house for $300,000 CASH, with a 2-week close. $101,000 more than their nice neighbor Jim.

Harlan Street – Denver
Dan and Jennifer married for years had 2 children. Once the kids moved out their relationship changed, and they became more isolated from each other. Dan started hording things in the house, and then you add the distressed condition, it wasn’t a pretty site. The neighborhood was lovely and in a great location. Dan and Jennifer finally decided to part ways and sell the house. Both were concerned that the other would take the others personal property items. This became a very sensitive situation, and I was determined to make the sale of the home as pleasant as possible for the both of them. Because neither trusted the other scheduling any showings for buyer’s was going to be a challenge. I needed a new game plan for this house and this couple.
I marketed to agents through our MLS system a one-time open house from 10-4 on a beautiful spring Saturday. Specific showing times were scheduled by the agents, and we had foot traffic non-stop during this time frame. Serving cookies and bottled water to thirsty guests, it was a fun day. We did receive 2 offers and successfully negotiated one and sold the property. Both of my clients were happy. Dan and Jennifer moved onto their new chapter in life.

It's one thing to be a realtor, and its another to be mediator during a divorce. But for Pam, she wears multiple hats, to make sure that you are taken care of every step of the process. She was able to take something that had potential to be very messy and made it work out for everyone involved.
Hawaii Street
Roxanne lost her dad several years back and Mom stayed in the family home until she passed. Roxanne’s designer bedroom as a teenager remained untouched over the years. Roxanne now an Attorney in Texas had to handle the sale of the family home. The trauma of selling Dad and Mom’s things was so difficult, she let the house stay vacant for more than 2 years before she felt comfortable moving forward. Once decided an estate sale took place. Quickly after the house went onto the market and sold within days.
We were under contract and the buyer did a sewer inspection and it was discovered that there was a break in the sewer line in the street near the public connection. The location for the repair was at the homeowner’s expense. So, we arranged for the spot repair and that’s when all the excitement started. We found out that the city had recently replaced the water line in the neighborhood and when they had their big piece of equipment digging up the trench, they had damaged our sewer line. With our expert, I helped my client challenge the cities work and we were able to successfully have the city pay for our sewer repair. This saved my client thousands of dollars.
At one point there were no less than 15 city sewer experts, supervisors and our experts all looking into this enormous, big hole right in the middle of the street. Piled high with dirt all around it. It was a big deal.
I’m glad I was a part of helping my client save thousands. It was a good day that day!

Virginia Street – Denver
My client Russell, lives in Illinois. He lost his sister to cancer and was the Personal Representative to her Estate. She had a condo in Denver, and the entire building was exposed to a horrific fire. All 23 homeowners were displaced for over 2 years while construction and rebuilding of the entire building took place.
To make a long story short, Russell contacted me because his unit was in foreclosure. Not understanding this process, he was very nervous and upset. I jumped on this promptly and found out that his sale date was only 20 days away. There was a very small mortgage on the house and lots of equity. So, a foreclosure would have been a horrific financial loss. I personally went down to the Wellington Web Building and patiently waited with no appointment to get in front of the public trustee. To give my plea that my client was not aware of any foreclosure until just a couple of days ago. I was successful with obtaining an extension of the sale date for my client.
Todd an investor was hiding in the background being very quiet and just waiting until a few days prior to the sale date, to approach my client with a very low offer. By getting the property onto the open market we captured a buyer that came to us with a cash offer, capturing an additional $75,000 for my client. There’s more to this good story. This extra money provided my client the opportunity to also pay his mortgage off in Illinois, which was also in a delinquent state.
This was an amazing journey helping my client. It turned into a win-win all the way around. Touching his life in the most incredible way. I’m glad our paths crossed in life.
